Draper trim fails from sunlight, not age. At this elevation the south and west elevations take far more UV than the same house would on the valley floor, and the canyon wind drives grit at it as well. Most Draper houses are post-2000, so this is usually a first or second repaint rather than rescuing neglected wood.

Exterior Trim Painting covers the same work here as anywhere else we go: what is included, and what changes the price.

Who does the work: a trusted contractor, paid by you directly, with Woodbury standing behind the work.

Exterior Trim Painting across Draper

Draper sits high and exposed, and it shows in the work. Six houses in ten were built after 2000, so almost nothing here is worn out yet, but the sun and the canyon wind are harder on paint and fasteners than they are down on the valley floor. The bench neighborhoods above Highland Drive get the worst of both.

What we usually find on Draper houses

  • South and west elevations chalked and failing while the north side is sound
  • Wind-driven grit abrading the finish as well as the sun breaking it down
  • First or second repaint rather than neglected wood
  • Caulk lines opened at the trim edges before the paint itself has gone

The housing in Draper

The median Draper home was built in 2003, and 5.1% of the housing here went up before 1980. That makes it some of the newest housing we work on, roughly 18 years newer than the middle of our service area, so wear here comes from exposure and use rather than age.

Questions

Frequently asked

Only one side of the house looks bad. Should the whole thing be done?

Not necessarily. On Draper elevations it is normal for the south and west to be finished while the north side has years left, and doing the failing elevations is a reasonable choice.

How long should trim paint last up here?

Less than it would lower in the valley, because of the sun. That is worth factoring in rather than being surprised by it.
