A garage door is the largest moving thing on a house and it gets used several times a day for years without anybody looking at it. The parts that wear are cheap and the failure is not: rollers dry out, hinges loosen, the door drifts out of balance, and the opener spends every cycle working against all three. A tune-up is an hour of attention that puts that off for a long time.
What this covers
- Lubricating rollers, hinges and tracks
- Tightening hardware that has worked loose
- Checking the door balance and how hard the opener is working
- Checking and realigning the safety sensors
- Testing the auto-reverse safety stop
- Weather seal and bottom rubber inspection
What affects the price
Every house is a bit different. These are the things worth knowing before we can give you a number:
- How many doors, and whether they are single or double width
- How long it has been since anything was looked at
- Whether anything found is a tune-up item or has already failed
- Whether the weather seal has gone hard and is worth replacing at the same time
- Access, and whether the opener unit is reachable without special equipment
Who does the work: The work is done by a trusted contractor we bring in, and you pay them directly. Woodbury Home Service stands behind their work and is on your side if anything is not right.
How the job goes
- Rollers, hinges and tracks are lubricated with the right product rather than whatever sprays furthest.
- Hardware that has worked loose over thousands of cycles is tightened.
- The door is disconnected from the opener and balanced by hand, which is the only way to know how hard the opener is working.
- Safety sensors are aligned and the auto-reverse is tested, with the weather seal checked at the same time.
What we do not do
Worth knowing before we come out, so nobody wastes a visit.
- We do not do repairs. This is a service for a door that works, to keep it working.
- We do not touch springs or cables. Those hold enormous tension and are a specialist job.
- We do not install, replace or adjust openers, and we do not fit new doors.
- If the door is already broken we will tell you straight rather than take the booking.
Questions
Frequently asked
What is actually in a tune-up?
Lubrication, tightening, a balance check, sensor alignment and a safety reverse test. It is preventive work on a door that still functions, which is the point of doing it.
Do you fix a door that is already broken?
No. This is maintenance rather than repair, and a broken spring or a failed opener is a different trade with different equipment. If that is what you have, we will tell you straight rather than take the booking.
How often should a door be serviced?
Once a year is a reasonable rhythm for a door that gets daily use. Doors that are used as the main entrance to the house wear faster than the numbers suggest.
Is a noisy door a problem?
Usually it is dry rollers or loose hardware, which is exactly what a tune-up addresses. Grinding or banging is different and worth looking at sooner.
